With the development of information technology, most of the industries ensure need higher level of application of the development of IT. Property selling and management is one such industry. This can be used to the consistent growth of the company. But traditional manual systems are still being used in some companies. The company Lahiru Land Sales Pvt Ltd is a property management company which is established in 1990. It s located in Nugegoda and maintains its operations through a manual system which cannot address a large number of customers and consumes a long time in finding a property which meets the requirements of customers. Through the proposed property management system the company can expand their service to expatriates as well. Further it will reduce the time to find suitable properties which fulfill the client requirements too. Web based property management system is developed to provide an overall solution for property management tasks including adding users, adding properties for the reference of aspirant customers, searching for properties suiting customer requirements, managing rented shops, calculating the charges for rented shops and issuing invoices, generate reports on desired time spans etc. The customers can access to the system from any location using web. The administration of the company can analyze the progress of sales of the properties and the revenue generated from rented shops through comprehensive and comparative reports generated by the system. The system uses Hypertext Pre-processor (PHP) as server side scripting language together with its structured programming concepts and object oriented concepts. Unified Modeling Language (UML) was used in analysis and design. MySQL database was used for accessing data. HTML and CSS are used in constructing user interfaces. So that it is web based it is platform independent. By using this automated system it is expected to improve the efficiency of property management business of the company. Both management of the company and its clients are benefited via this system. This can move the proceedings of the company to new platform which is convenient and quick with this automated online property management system.
